Everywhere you look, the news is buzzing about San Francisco’s “red-hot” housing market. But beneath the bold headlines, two very different stories are unfolding. One end of the market is roaring ahead; the other is still catching its breath.
The High-End Sizzles
Homes above $3M continue to move quickly — often with all-cash offers.
AI & IPOs Driving Demand: The city’s role at the epicenter of the AI boom is translating into buying power that have ignited bidding wars in top-tier neighborhoods like Pacific Heights and Noe Valley across all housing types (house/condo/tic/duplex).
The Middle Market Hit Pause
Interest Rate Reversal: Mortgage rates dipped below 6% early in the year but have since climbed back to around 6.25%, cooling enthusiasm among mid-tier buyers.
Buyer Hesitation: While demand exists, higher monthly payments are causing price sensitivity and extended days on market.
Notable Exception: Single-family homes in established neighborhoods like the Richmond, Sunset and Bernal are bucking the trend, with tight supply and steady demand keeping prices robust even as the broader mid-market cools.
The Spring Outlook
The top end of the market looks poised to stay strong, buoyed by cash-rich tech buyers.
The middle market may lag until rates stabilize — but limited inventory will keep prices from sliding dramatically.
Overall, it’s shaping up to be a spring defined not by one market narrative, but by two: one thriving, one waiting.
